Welcome to Your Landstore. By accessing, browsing, registering an account, uploading property data, or utilising any digital features on our platform, you (“the User”, “Buyer”, “Seller”) agree to be legally bound by these Terms and Conditions.
If you do not agree to these terms, you must immediately stop using our website.
1. LEGAL ARCHITECTURE & OTHER APPLICABLE TERMS
These Terms and Conditions govern your general use of our digital platform. Depending on how you interact with

2. DIGITAL PORTAL LIMITATIONS & VIEWINGS SAFETY DISCLAIMER
2.1 Online-Only Service: Your Landstore is a digital marketing platform, data engine, and listing directory for land parcels. We do not physically inspect land listings, we do not verify boundary lines on site, and we do not provide accompanied viewings under any circumstances.
2.2 Buyer’s Risk & Unaccompanied Site Visits: Any prospective Buyer or platform user who chooses to physically locate, visit, or walk the parameters of a land plot listed on our platform does so entirely at their own risk.
2.3 Hidden Land Hazards: The User explicitly acknowledges that undeveloped land, agricultural parcels, woodland, and brownfield plots frequently contain substantial hidden hazards. These include, but are not limited to: open water, concealed ditches, uneven or collapsing ground, wild animals or livestock, low-hanging overhead electrical cables, deep mud, and unstable agricultural structures.
2.4 Waiver of Liability: To the maximum extent permitted by the Consumer Rights Act 2015, Your Landstore Limited accepts no liability whatsoever for any personal injury, illness, property damage, loss of assets, or death sustained by a prospective Buyer or any third party during an unmanaged, unaccompanied, or independent site visit.
2.5 Seller’s Statutory Liability: Landowners who utilise our platform to upload land listings acknowledge that they retain primary statutory liability as the lawful occupier under the Occupiers’ Liability Act 1957 and 1984. Sellers must ensure their land boundaries are kept reasonably safe for external inspection by independent platform users. Sellers agree that Your Landstore Limited carries no physical or supervisory liability for the plot condition.
3. USER-GENERATED CONTENT & CONSUMER PROTECTION (DMCC ACT)
3.1 Accuracy of Postings: All information, text descriptions, prices, boundary coordinates, map markers, and photographs displayed on
www.yourlandstore.co.uk are uploaded directly by users via our Houzez dashboard. While we reserve the right to remove non-compliant text, we do not independently verify, survey, or guarantee the accuracy or legality of user-generated listings.3.2 Material Omissions: In strict accordance with the Digital Markets, Competition and Consumers (DMCC) Act 2024, Sellers warrant that they have fully disclosed all known Material Information (including public rights of way, active planning restrictions, chemical contamination, and restrictive covenants) via our digital custom onboarding fields. Sellers agree to fully indemnify Us against any regulatory enforcement action, legal costs, or corporate losses resulting from misleading listing details or intentional omissions.
3.3 Independent Professional Verification: Digital boundary lines, map markers, and planning descriptions on this website do not constitute official legal title or guaranteed planning potential. Buyers are strictly required to verify all legal deeds, easements, and access rights through their own instructed conveyancing solicitors and structural surveys prior to exchanging contracts. Any reliance placed on site data is strictly at the User’s own risk.
4. ACCOUNT REGISTRATION, SECURITY, AND AGE RESTRICTIONS
4.1 Age Threshold: To register an account, upload land, or submit formal offers through our website, you must be at least eighteen (18) years of age or older and possess the legal capacity to enter into binding real estate transactions in the UK.
4.2 KYC & Account Accuracy: You agree to provide true, current, and complete profile data during registration. In accordance with UK law, we reserve the right to request official photo ID, proof of address, and land ownership documentation directly through your Houzez account portal to verify your user profile.
4.3 Credential Safety: You are entirely responsible for protecting your account password and login data. You accept full liability for all listings published, offers submitted, or contractual modifications executed under your account credentials.
5. INTELLECTUAL PROPERTY & BRAND RIGHTS
5.1 Our Content: The copyright, trademarks, user interface designs, logos, software code, database text, and digital infrastructure belonging to Your Landstore Limited are protected by the intellectual property laws of England and Wales. You may not copy, scrape, reproduce, or redistribute our site data without our express written consent. Users are permitted to download or print individual land brochures, site maps, and planning data for personal, non-commercial use only.
5.2 Your Media License: When a Seller uploads text, images, drone footage, or site plans to our Houzez platform, they automatically grant Your Landstore Limited a non-exclusive, royalty-free, worldwide, perpetual license to use, host, copy, format, and distribute that media. This explicitly includes our right to transmit your listing files via automated data feeds to external property portals, including Zoopla.
6. PLATFORM SERVICE DISRUPTIONS & FORCE MAJEURE
6.1 Uptime Disclaimer: While we aim to provide a stable online platform, website operations may be temporarily interrupted by server updates, database maintenance, or network errors. We accept no liability for any loss of business or listing visibility caused by temporary site downtime.
6.2 Financial Advice: Nothing hosted on
www.yourlandstore.co.uk constitutes financial, tax, or investment advice. Users must seek independent financial guidance from a certified professional before entering into land purchases or development funding contracts.6.3 Force Majeure: We shall not be held liable to you for any breach of these conditions, platform errors, data losses, or delays resulting from circumstances beyond our reasonable control.
