1. Can I list my land with Your Landstore if it is already being marketed by another agent?
Yes. Your Landstore listings are offered on a multi-agency basis. This means you can list your land with us while continuing to market it through other agents, subject to the terms of any existing agency agreements you have in place.
2. Can I create my own land listing?
Yes. Landowners can create their own listing and provide the photographs, plans, description and other information about their land. You can start creating the listing before instructing us.
Before the listing can be published, you will need to complete our KYC requirements and sign the Your Landstore agency agreement.
3. Can Your Landstore create the listing for me?
Yes. If you would prefer not to create your own listing, we can prepare the listing for you using the information, photographs, plans and other details you provide.
Once the listing is prepared and approved, we can then manage the marketing and sales process on your behalf, including responding to enquiries, arranging viewings, communicating with potential buyers and handling offers and negotiations.
4. What does it cost to sell land through Your Landstore?
Our agency fee is 1% of the agreed sale price, subject to a minimum fee of £1,500. The fee payable will therefore be whichever is greater: 1% of the sale price or £1,500.
There is currently no VAT added to our agency fee.
The fee covers our agency service through the sales process, including handling enquiries, arranging viewings, communicating with potential buyers, negotiating offers and progressing the sale.
I’d actually make the wording “subject to a minimum fee of £1,500” rather than “1% or £1,500 whichever is greater” because it’s easier for a landowner to understand.
For example:
- £100,000 sale → £1,500 fee
- £150,000 sale → £1,500 fee
- £200,000 sale → £2,000 fee
- £500,000 sale → £5,000 fee
5. Can I sell land without planning permission?
Yes. Land can be sold without planning permission. The absence of planning permission does not necessarily mean that land has no value, although it can affect the price a buyer is prepared to pay.
The value will depend on factors including the land’s existing use, location, characteristics, access, market demand and any potential alternative uses.
6. How much is my land worth?
There is no single formula for valuing land. Its value can be influenced by its existing use, location, size, access, planning position, potential alternative uses and current market demand.

7. What types of land can I sell through Your Landstore?
Your Landstore covers a wide range of land and property opportunities, including building plots, residential development sites, strategic development land, commercial development land, agricultural land, equestrian land, woodland, smallholdings, investment land, leisure land and property with land.
If your land doesn’t fit neatly into one category, you can also use the Other category.
8. How will my land be marketed?
If you create your own listing, you provide and manage the information included in your listing. Your Landstore provides the marketplace through which your land is presented to potential buyers.
If you ask us to create and manage the listing for you, we take responsibility for the marketing and sales process, including managing enquiries, arranging viewings and dealing with potential buyers and offers.
9. What happens once my land is listed?
You can start creating your own listing without first instructing us. Once you have completed the listing, you will need to instruct Your Landstore to market the property before it can go live. This involves completing our KYC requirements and signing the agency agreement.
Once the listing is approved and live, Your Landstore manages the marketing and sales process, including enquiries, arranging viewings, communicating with potential buyers and handling offers and negotiations.
